Zoning Board of Adjustments & Appeals

The Zoning Board of Adjustments and Appeals (ZBA) is responsible for the requests of variances (commercial and residential) to the Unified Development Code (UDC) due to unusual circumstances, unique or restricted physical limitation or hardships where absolute adherence to the UDC might or would preclude any development whatsoever of a piece of property.

They also can consider expansions of non-conforming uses, amortization of non-conforming uses, appeals to administrative decisions of staff, and network nodes.

Application Process

Step 1.Apply

You must apply online through the City of Grand Prairie's Customer Self-Service portal. First time users will need a valid email address to set up an account. It takes about 5 minutes to create a new account.

Step 2.Application is Reviewed

Applications for variances will be reviewed by the City of Grand Prairie Planning Division and Zoning Board of Adjustments and Appeals.

If denied, applicants must wait six months before reapplying. Please refer to the Unified Development Code for specific steps of approval.

Once you apply for a variance, the Planning staff will verify that your application is complete and send you an invoice for the application fee.

Meetings

The Zoning Board of Adjustments and Appeals meetings are held once a month, generally at 6 p.m. every third Monday. Meetings are usually conducted in-person at Grand Prairie City Hall Council Chambers, 300 W. Main Street. If it is determined that a videoconference should replace the in-person format or if a videoconference will be offered in addition to the in-person format, information on how to participate in the videoconference will be listed within the meeting agendas below.
